About You
In the role, you will be providing professional advice to clients and supporting enfranchising leaseholders. This will involve dealing with portfolio and loan security valuation for property companies, banks and other major institutions in order to contribute to fees, billings and profits in line with targets.
As such, core responsibilities may include, but are not limited to:
• Supporting the team in developing a client portfolio
• Maintaining client relationships and liaising on current projects
• Ensuring advice is provided in an accurate and timely manner
• Managing and liaising with internal teams to provide a full client service
• Identifying and acting upon potential cross-selling opportunities
• Coaching rising stars
You will need to:
• Be MRICS or FRICS qualified
• Have a broad experience of mainstream commercial valuation, inc. portfolio, commercial lending, accounts, acquisitions, enfranchisement
• Have a detailed knowledge of valuation methodologies
• Have knowledge of relevant legislation and case law
• Have hands on Landlord & Tenancy experience
The Candidate will be
- Technically strong
- Decisive
- Valuation 1st discipline, but very building savvy, whilst you might not like a doing a building survey, dilapidations report or party wall job personally you need to be able to understand the risks, defects detective trails and process flows so you can learn how to sign off others work and on rare occasions be able to do this work too
- Have lots of drive, determination
- Understand lease extensions/FHP and relevant caselaw
- Be a good and proactive negotiator
- Understand that difficult valuations are achieved by picking up the phone not just looking at websites
- Be able to reason the different valuation approaches to employ as facts change and to debate this in pursuit of the right answer
- Capable of me introducing them to some key clients and then following this up with perhaps "doing a staff training for them"

In return, after a qualifying period, you will be entitled to Company Pension and a salary, including Profit Related Pay (PRP), that could reach £65,00-£70,000, depending on your fee earning potential. As a fee earner you get 30% of any fees billed over target (3.25 x base salary). The majority of work is generated is in-house and we have plenty, so there could not be a more secure long term job!
Inspection and writing specifications for refurbishment/repair works.
- Contract Administration under JCT for refurbishment/repair projects.
- Inspection and defect analysis and reporting.
- Advise Estates team preparing budgets, by estimating the cost of planned future works.
- Inspection and preparation of CapEX plans, to highlight necessary works over next 10 years.
- Client-facing meetings, writing up minutes and following up on actions arising.
- Full Building Survey and HomeBuyers Reports.
- Fire Door Inspections and Fire Risk Assessments (training provided as necessary).
In addition, you will work closely with the leader of the Estates team and individual Property Managers, as a source of technical expertise which in turn, generates the majority of our workload.
You will be responsible for organising your own time methodically, with attention to detail and the ability to be proactive, self-motivated and commercially minded, to produce accurate quality reports and communications, to generate targeted fee levels consistently.

Due to continued growth, we are looking for an enthusiastic Cleaning Operative to join our team and help provide excellent communal cleaning services to our Clients in London and surrounding areas.
The work involves providing general cleaning to communal areas within blocks of flats and residential facilities. You will be given a set list of properties to visit each week, giving you the opportunity to get to know the sites and allow you to provide excellent cleaning services.
Cleaning experience is preferred, but full training will be given to the successful candidate. A positive, friendly attitude and the ability to keep motivated are key qualities for this role.
